# Roofers in Maidenheadfor slate, tile andtraditional leadwork
Maidenhead is a short drive from our base in Binfield, near Bracknell, and it makes up a large share of our work: Victorian terraces off the Bath Road, tile-hung semis in Furze Platt, and the larger period houses towards Boyn Hill and Bray.

Roofers in Maidenhead

## Maidenhead is on our doorstep, not a long-distance callout
Heritage Roof & Lead Co. LTD is registered at Hard To Find Barn, Binfield Road, Binfield, Bracknell RG42 5QG, and every part of Maidenhead is a short drive from there, which is why so much of our work sits inside the SL6 postcode. When you call about a slipped tile in Cox Green or a leaking valley in Pinkneys Green, we already know the streets, the parking, the access constraints and, more often than not, the roof covering before we arrive.

That local knowledge matters more than it sounds. Maidenhead's housing stock changes character every few hundred metres. The older streets near the town centre and along the Thames carry natural slate and clay plain tile with hand-formed lead detailing. The interwar and post-war expansion out towards Furze Platt, Cookham Rise and Cox Green brought concrete interlocking tiles, mortar-bedded ridges and simple cut valleys. The newer estates east of the town add complex roof geometry, shallow pitches and factory-made trusses. Each of those needs a different repair approach, and quoting the wrong one is how homeowners end up paying twice.

Because Maidenhead is part of our home patch, we are not passing through on the way to somewhere else. We can inspect a Maidenhead roof, photograph what we find, and give you a written fixed price without the travel premium and scheduling gymnastics that come with contractors working out of London or the Midlands. We will tell you honestly when we can start; we do not promise arrival windows we cannot keep, and we would rather give you a straight answer than a comfortable one.

We work Monday to Saturday, 7am to 10pm, and emergency repairs are available for storm damage and active leaks. If water is coming in now, call and say so; we will tell you what to do to limit damage in the meantime and when we can be with you.

### Property types we work on here

- Victorian and Edwardian terraces and villas near the town centre, Boyn Hill and the Thames
- 1930s tile-hung and rendered semis in Furze Platt, Pinkneys Green and Cox Green
- Post-war and 1960s–70s housing with concrete interlocking tiles and mortar-bedded ridges
- Conservation-area and listed properties in Bray, Cookham and the older Maidenhead streets
- Modern estates with complex hips, valleys and low-pitch dormer sections
- Extensions, garages and outbuildings with flat roofs and lead-lined abutments

### What we are most often called for

- Leak tracing where the water shows up nowhere near the actual defect
- Slipped, cracked or blown slates and tiles after high winds
- Failed lead flashings and valleys, often patched previously with mortar or sealant
- Loose ridge and hip tiles where the original mortar bedding has blown
- Flat roofs on extensions and garages that have reached the end of their life
- Blocked, sagging or leaking guttering causing damp to fascias and brickwork

Why choose us

## Why Maidenhead homeowners call Heritage Roof & Lead Co.

### A local Berkshire firm, not a call centre
Our registered address is Hard To Find Barn, Binfield Road, Binfield, Bracknell RG42 5QG. You are dealing with a Berkshire business you can look up, not a call centre subcontracting to whoever is free.

### Time-served roofers and leadworkers
Thomas George leads a team of six to eight tradespeople, with two or three on site for a typical job. Traditional slate, clay tile and sand-cast lead are our specialism, not a sideline.

### Fixed prices, never a day rate
Every Maidenhead job is quoted at a fixed price in writing. The figure you approve is the figure you pay, barring changes you ask for in writing.

### Photographic evidence every time
Every inspection and leak investigation includes a photographic report, so you can see the condition of your roof without going up a ladder or taking our word for it.

### Insured and guaranteed
Fully insured for professional contracting, and a 10-year workmanship guarantee on re-roofs, new roofs and major works. Smaller repairs are not covered by that guarantee unless we confirm it in writing for your job.

### Honest about what your roof needs
If a repair will genuinely see you another decade, we will say so rather than sell you a re-roof. If it is beyond economic repair, we will show you why in photographs.

Local roofing problems

## What goes wrong on Maidenhead roofs, and why
Roof failures are rarely random. They follow the age of the building, the materials the original builders used, and the weather a particular part of the country gets. Here is what we see repeatedly across SL6 and the surrounding villages.

### Period roofs with tired lead
The older streets around the town centre, Boyn Hill and the riverside carry Victorian and Edwardian roofs where the vulnerable points are not the slates but the lead. Valleys, chimney flashings, box gutters and parapet details were formed by hand, and after a century of thermal movement the lead splits along the folds and at fixings.

The common mistake is patching those splits with mastic, mortar fillets or flashing tape. It buys a dry winter and then fails again, usually worse, because the water is now trapped behind the patch and soaking the timber. We strip failed details back and re-form them in correctly sized lead with proper welts, clips and expansion allowance.

### Blown mortar on ridges and hips
A huge share of Maidenhead's mid-century housing was finished with sand-and-cement bedded ridge and hip tiles. Mortar has a working life, and across Furze Platt, Cox Green and the post-war estates a great many of those beds are now cracked, hollow or missing altogether.

The tell-tale signs are mortar fragments in the gutter, a ridge tile that has visibly shifted, or damp appearing high in a bedroom ceiling. Left alone, wind gets under the tile, lifts it, and you have both a water ingress problem and a genuine safety risk over a footpath or driveway.

### Thames-valley damp and sheltered, shaded roofs
Maidenhead sits in the Thames valley, and the combination of river humidity and mature tree cover on many streets keeps roof surfaces damp for long stretches of the year. Moss and algae hold moisture against slates and tiles, freeze in winter, and accelerate delamination and frost damage.

The same shade and leaf fall blocks gutters and valleys. Water then backs up under the lowest courses, where laps are shortest, and finds its way into fascias, wall plates and rafter feet. Regular maintenance and cleaning is the cheapest roofing work you will ever buy here.

### Extensions, dormers and shallow pitches
Maidenhead has been extended, converted and dormered heavily over the last forty years, and the junction between old roof and new is where most modern leaks begin. Under-lapped flashings, missing cavity trays, felt turned up too short behind render, and shallow flat sections laid without adequate falls are all routine findings.

Flat roofs on 1970s and 1980s garages and rear extensions are often on their second or third patch. Once the deck is soft, overlaying is a waste of money; we take it back to sound structure, correct the falls, and detail the upstands and outlets so water actually leaves the roof.

### Conservation-area and listed constraints
Parts of Maidenhead, Bray and Cookham fall within conservation areas, and some properties are listed. That restricts what you may put back: natural slate rather than fibre cement, clay rather than concrete, sand-cast lead rather than a modern substitute, and matching coursing and detailing.

We work in those materials as a matter of course, and we will tell you before we quote if your property is likely to need consent, so you are not part-way through a job with a planning problem.

### Storm damage and wind exposure
The named storms that cross southern England each winter reliably strip verges, lift ridges and peel back flat roof coverings. Exposed gable ends and the more open plots towards Pinkneys Green and Bray take the worst of it.

After a storm the priority is making the building watertight and recording the damage properly. Our photographic reports are written so you can pass them straight to an insurer, without us making any claim about what your policy will or will not pay.

Maidenhead questions

## Answers for Maidenhead homeowners
Anything not covered here, call 07711 933023 and ask. Mon–Sat, 7am–10pm.

Do you cover Maidenhead?Yes. Heritage Roof & Lead Co. LTD is registered at Hard To Find Barn, Binfield Road, Binfield, Bracknell RG42 5QG, a short drive away, and Maidenhead and its surrounding villages make up a large share of our work.

How quickly can you get to a Maidenhead property?Travel is rarely the limiting factor from our Binfield base, availability is. We will not invent a response time: call us, tell us what is happening, and we will give you an honest answer about when we can attend. Emergency repairs are available for storm damage and active leaks.

What does roofing work cost in Maidenhead?Every job is quoted at a fixed price after we have inspected the roof, because the cost depends on access, materials, pitch and the extent of the damage. We do not work on day rates and we do not quote blind over the phone. Quotes and inspections are free in most cases; if a roof needs specialist access just to inspect safely, we will tell you before we attend.

Do you handle emergency roof repairs in Maidenhead?Yes, emergency repairs are available for storm damage and leaks. Call us and we will tell you honestly when we can be with you and what you can do to limit damage in the meantime.

Which areas of Maidenhead do you work in?All of it: the town centre, Boyn Hill, Furze Platt, Pinkneys Green, Cox Green, Oldfield, Bray, Holyport, Cookham and the surrounding villages, plus neighbouring towns such as Windsor, Slough and Henley-on-Thames.

Can you match the slates or tiles on my Maidenhead roof?In most cases, yes. We hand-sort natural slate and source clay, hand-made and concrete tiles to match existing coursing and colour as closely as the material allows. On period and conservation-area properties, matching is part of the job rather than an extra.

Are you insured to work on my property?Yes. We are fully insured for professional contracting work.

What guarantee do I get on a Maidenhead re-roof?Re-roofs, new roofs and major works carry a 10-year workmanship guarantee. Smaller repairs are not covered by that guarantee unless we confirm otherwise in writing for your job.

How are payments structured on larger Maidenhead projects?Smaller repairs and maintenance are paid on completion. Larger projects running beyond five days are staged: an initial deposit covering materials and the start of works, then payments at agreed milestones through to completion.

Will I get evidence of what is wrong before I commit?Yes. Every inspection includes a detailed photographic report showing what we found and where, so you can make a decision on evidence rather than on trust alone.
